    What is actually included at each price?

    Price bands in this market map onto scope far more than onto quality, and the scope differences are not subtle.

    • An empty room with a wooden floor and a large window, of the kind inspected room by room during a snagging survey.
      Finishes, joinery and floor level — the visual tier, and the only part most quotes describe.

      Roof, envelope and boundary. Villas are priced on built-up area because this is extra work, not because they have more bedrooms.

      The re-inspection. It is what confirms the developer actually did the work, and it is quoted separately by most firms.
    • Visual inspection only Finishes, joinery, doors, visible defects. No instruments. The fastest and least expensive tier — and it will miss the faults that cost the most.
    • Visual plus MEP testing Adds water pressure and temperature, drainage falls, socket and circuit testing, air-conditioning output. This is the level worth paying for.
    • Full inspection with thermal imaging Adds detection of concealed moisture and insulation gaps behind finishes. Relevant on villas and on any unit where water ingress is suspected.
    • Re-inspection A return visit to verify the developer's remedial work actually happened. Priced separately by most operators.
    Mistakes

    What do people get wrong about snagging cost?

    What the fee actually buys: time in an empty unit, before anyone has accepted it and while every surface and service is still reachable.

    The scope differences between price bands are not cosmetic. What separates an AED 700 inspection from an AED 950 one is whether anybody puts a gauge on the water pressure, a level on the floor falls and a meter across the air-conditioning zones.

    Those are the categories that cost the most to fix once you have moved in, which is why the cheaper tier is not the cheaper outcome.

    People compare the headline fee and stop there. The comparison that matters is fee against scope: an AED 700 visual inspection and an AED 950 inspection with full MEP testing are not the same work sold at two prices. They are two different pieces of work sold under one word.
