    Dubai handover runs in a fixed order: the developer issues a handover notice, you settle the final payment and any service charge, you snag the unit, you sign acceptance, then DEWA is activated, Ejari registered if you let it, and the title deed transferred. Snagging comes before acceptance, not after.

    All four of these are ordering problems rather than knowledge problems. Nobody gets them wrong because the rule is obscure; they get them wrong because the developer's appointment schedule pushes each one a step too late.

    • Snagging booked after acceptance The most common and most expensive sequencing error. The handover appointment feels like the moment to inspect, but by then the acceptance form is in front of you. Book it for the window between notice and acceptance, and tell the developer that is what you are doing.
    • Arriving without the full document set One missing document usually costs a rescheduled appointment, and rescheduling a developer handover is not quick. Confirm the list in writing a week ahead.
    • Assuming service charges start at move-in They generally start at handover. An investor who takes handover in one quarter and lets the unit two quarters later has been paying throughout.
    • Leaving DEWA until after acceptance Without power and water you cannot test the services, which means you cannot meaningfully snag. Sequence activation so the unit is live for the inspection.
